Regal Properties Group is focused on creating well-positioned retail developments and servicing the needs of its various commercial clients. Regal is owned and managed by highly qualified Principals, skilled in the selection and development of “user-driven” sites, as well as the acquisition of investment commercial properties. Rooted in a long history of delivering retail -anchored projects, Regal Properties continues to build on years of experience and knowledge which makes it one of the industry’s top Commercial Developers. It’s talented and nimble team brings a distinct vision to every project and relies on its extensive knowledge and creativity to turn challenges into opportunities.

Fueled by the vision of two industry Leaders with backgrounds in Real Estate Development, Construction, and Finance, Regal Properties has left a significant imprint on the retail landscape throughout the Northeast for more than 35 years. Headquartered in Northern New Jersey and Florida, the Principals of Regal have built a diversified portfolio of commercial properties for some of the best-known names in America.

Since 1993, we have rolled out new locations for leading companies -such as CVS, McDonald's, Wawa, Chase Bank, Walgreens, Dunkin Donuts, Advance Auto, Target, Home Depot, Costco and many other national retailers. Our history includes the acquisition, development, construction and disposition of over 150 commercial properties located in complex populated urban and suburban areas. We have also completed over 80 CVS Pharmacy Stores and 50 Walgreens Stores in various States.

 John Montagna

Managing Partner

As the Managing Partner of Regal Properties Group, John oversees all aspects of the company’s operations, spearheading the growth and acquisition strategy, driving the redevelopment and repositioning of the company’s portfolio, and directing the company’s leasing, marketing and property management functions.

John began his career as a Commercial Real Estate Broker, where he specialized in retail real estate sales and leasing and later became the Vice President of Remax Commercial.

John formed Regal Properties Group, bringing with him an institutional mindset and execution to the company to help grow and expand the family business. His vision and strategic leadership moved the company’s focus from office development to investment-grade retail and commercial development.

Edward Jaten

Principal

Edward Jaten has been active in commercial real estate development and acquisitions since 1988. Over the past 30 years he has built relationships with Tenants, Real Estate Professionals, Lenders and Equity Partners throughout the New York and Pittsburgh Metropolitan areas. Edward’s primary interest lies in buying and developing “corners at lights” for a variety of retail tenants including Dunkin Donuts. His Restaurant Company, Heartland Restaurant Group is one of the largest and most successful Dunkin Donuts Franchisee’s in the Country with over 55 stores in the Pittsburgh Region. His real estate companies and partnerships were responsible for developing numerous shopping centers and delivering over 40 Walgreens Drug Stores throughout the New York Metro Area from 1996 to 2017.

Edward previously was a Partner at ARC Properties and then Co-Founded EDEN Property Company in 2001 and then the Coremark Group in 2011, all located in northern New Jersey. Today, his real estate activities fall under D&N Realty, a Real Estate Investment and Development Company. When not working on new real estate projects or helping to run his Dunkin business Edward enjoys time with his family and playing golf. He has a BA from Colgate University and resides in Ridgewood, New Jersey with his wife and children.

Ismael Rivera

Principal

Ish has been active in commercial real estate development for the past 20 years. From his days first starting out with Fidelity Land Development to Capital Realty, Tri State Commercial and now as a Principal at Regal Properties Group, Ish has been actively seeking and helping to acquire sites for development for tenants such as Rite Aid, Chase Bank, CVS, Quick Chek & Wawa, in New Jersey, Lower Hudson Valley NY and in Florida. Due to his thorough and diligent work in these markets, Ish has been able to comprehend and fully understand the needs and wants of tenants in these markets, which has led to success in filling tenant needs. He has participated in the development and brokerage of more than 70 CVS projects, as well as other national tenants.

He holds a BS from Rider College. When not involved in real estate Ish enjoys all types of sports, music, reading, barbecuing and spending time with family and friends. He presently resides in Bridgewater with his wife and two daughters.
